Vacancies can be caused by a number of things:

A home priced $55 above a competitive price can lose $1,447 and more over a 12 month period due to the vacancy rate caused by the higher price. Inspect the home inside and outside for rental readiness. The inspection includes the curb and walk-through appeal, cleanliness, repairs, maintenance and any changes that affect the safety or security of the Home.

Provide a list of items that, if done, may reduce amount of time the home stays vacant.

As requested and approved by the Owner, complete maintenance, repairs and other work.
2. REVIEW COMPARABLE RENTAL UNITS

Perform a market analysis and look at Comparable Units. This data can be used as a reference when setting a monthly rent rate.

Consider number of homes available on the market and in the neighborhood, current market demand for homes, typical number of days on the market and other parameters that affect time and price to rent.
3. ADVERTISE AND MARKET THE HOME
